Frequently Asked Questions

  • Is Adams Property Works licensed and insured?

Yes. We are fully licensed, bonded, and insured to operate throughout Maryland. Our team arrives on-site in uniform, and we maintain a high standard of professional accountability for every job, from small residential repairs to large-scale commercial site prep.

  • Do you offer free estimates?

Absolutely. We provide free, no-obligation estimates for all projects in St. Mary’s, Calvert, and Charles Counties. We’ll visit your site, assess the terrain, and provide an itemized quote so you know exactly what to expect.

  • How do you handle underground utilities before digging?

Safety is our priority. We coordinate with Miss Utility (811) to mark all public lines before we break ground. However, we ask homeowners to identify any private lines—such as well pipes, septic components, or invisible dog fences—so we can navigate them safely.

  • What is a "Stem Retaining Wall," and why might I need one?

A stem (or cantilever) retaining wall uses an "L" shaped reinforced concrete design that uses the weight of the soil itself to remain stable. These are ideal for Southern Maryland properties with steep slopes or tight property lines where you need maximum strength in a smaller footprint.

  • How long should I wait to drive on my new asphalt driveway?

We recommend keeping all vehicles off a fresh asphalt surface for at least 48 to 72 hours. In extreme Maryland summer heat, you may need to wait slightly longer to ensure the surface has cured enough to prevent "power steering marks" or indentations.

  • What is the difference between sealcoating and resurfacing?

Sealcoating is a preventative maintenance layer applied to the surface to protect against UV rays and water. Resurfacing (or overlaying) involves adding a new 1.5" to 2" layer of asphalt over the existing base. If your driveway has deep "alligator" cracks or structural failure, resurfacing or a full replacement is usually the better long-term fix.

  • Why is drainage so important for concrete patios and walls?

In our region, heavy rains and high water tables can cause "hydrostatic pressure" to build up behind walls or under slabs. We install dedicated drainage systems, including gravel backfills and weep holes, to ensure water moves away from your structures rather than undermining them.

  • Can I install a concrete patio over an old one?

It is generally not recommended. Pouring new concrete over old, cracked concrete often leads to "reflective cracking," where the new layer mirrors the cracks of the old one. We typically recommend excavating the old material and starting with a fresh, compacted stone base for maximum longevity.

  • Will you help me with the permitting process?

While the homeowner is the legal applicant, we provide the technical drawings, site plans, and structural specifications required by the county planning offices in Leonardtown, Prince Frederick, or La Plata to help your permit get approved as smoothly as possible.

  • Are you equipped to handle large-scale site development and clearing?

Yes. Adams Property Works maintains a fleet of heavy-duty excavators, loaders, and rollers capable of handling multi-acre clearing, mass grading, and commercial foundation digs. We specialize in transforming raw land into "pad-ready" sites for developers throughout Southern Maryland.

  • Do you work with HOAs and Property Management firms for asphalt maintenance?

We do. We offer comprehensive maintenance plans for HOA-governed communities, including large-scale sealcoating, asphalt patching, and concrete curb repairs. We understand the importance of minimizing disruption to residents and work closely with boards to execute projects in phases.

  • Can you work from engineered blueprints and site plans?

Absolutely. Our team is experienced in reading and executing complex civil engineering plans. Whether it’s meeting specific compaction requirements for a commercial slab or installing storm-water management ponds to exact grade, we ensure every "shot" matches your blueprints.

  • What safety and compliance standards do you follow?

Safety is non-negotiable. We adhere to all OSHA standards and Maryland state environmental regulations, specifically regarding sediment and erosion control. We ensure that silt fences, stabilized construction entrances, and other "best management practices" (BMPs) are in place to keep your site compliant and avoid costly fines.

  • Do you offer "Prevailing Wage" or "Bonded" work for municipal projects?

Yes, we have the capacity to handle bonded projects and are familiar with the reporting requirements for prevailing wage jobs in St. Mary’s, Calvert, and Charles Counties. We are happy to provide our COI (Certificate of Insurance) and bonding capacity upon request during the bidding process.
